PCS to Colorado Springs: Your Complete Checklist

PCSing to Colorado Springs is one of the better assignments you can get. Great weather, outdoor recreation, a strong military community, and a real estate market that works well with the VA loan. Here is how to make the most of it.

6 Months Out: Request your orders as early as possible. Start researching neighborhoods based on your duty station – Fort Carson, Peterson Space Force Base, Schriever, or NORAD/NORTHCOM. Connect with an MRP-certified agent who knows the military market.

4 Months Out: Get your VA loan pre-approval. Know your BAH rate and how it translates to buying power. Start narrowing down neighborhoods based on commute, schools, and lifestyle.

2 Months Out: Start touring homes virtually if you cannot visit in person. A good agent can do video walkthroughs and give you honest assessments. Do not rush this step – the right home is worth the time.

1 Month Out: Once you have an accepted offer, coordinate your closing date with your report date. Your agent should be managing this timeline closely. Make sure your lender has everything they need for a smooth VA loan closing.

Move-In Day: Do a thorough walkthrough before signing off on the move. Document any issues. Get utilities set up before you arrive if possible.
