How We Sold a Home in 3 Days (In a Dead Market)

When the market is slow, most homes sit. Ours sold in 3 days, with 3 offers, for $15,000 over asking price. Here is exactly what we did.

The market at the time was about as tough as it gets. High inventory, low turnover, and most homes sitting for 60+ days before getting an offer. Our sellers needed to be out before the end of summer, so we had a clear deadline and a real challenge.

We started about 3 weeks before the listing went live. The sellers were willing to do the work, and that made all the difference. We walked through the home room by room and identified everything that was distracting from the home’s natural strengths. Clutter came out. A towel rack that was falling off the wall got replaced. Paint touch-ups were done. The garage was cleaned top to bottom – no clutter, no boxes, just clean space. The lawn was mowed, bushes trimmed, trees shaped, and fresh flowers planted by the front door so the first thing buyers smelled when they walked up was something welcoming.

We brought in a professional photographer who did still photos, a 3D walkthrough, and a video tour. We posted the video on YouTube. We ran Facebook ads for about a week leading up to the open house, and we put out flyers in the neighborhood.

The open house had strong attendance. That evening we received our first offer. By the end of the weekend, we had three offers and a bidding war. The home sold for $15,000 over asking and appraised for exactly what was received.

The sellers did the work. They took our advice seriously and executed on every single recommendation. That is what made this result possible. When sellers and agents work as a team, this is what can happen even in a difficult market.
